At Design Group Three, each project will progress in three phases. Your input and feedback at each phase are important to the success of your project, making you the homeowner part of the design team.

Phase One: Preliminary Design and Budget Phase

Provided at no cost to the homeowner. It is intended to determine the feasibility of your project and includes:

  • one initial consultation at your home
  • development of conceptual design sketch
  • a +/- cost proposal with an outline scope of work
  • follow-up presentation at our office

Phase Two: Design Development Phase

Upon acceptance of the cost proposal and payment of an initial retainer, Design Group Three will begin the detailed design work which includes:

  • further development of the design and preparation of final drawings for permit application and construction
  • assistance with product and material selections
  • a detailed specification for your project

Phase Three: Construction Phase

Once plans, specifications and material selections are complete, a fixed fee construction contract is signed. Your initial retainer from Phase I is applied toward this contract as the downpayment. Upon signing the contract, Design Group Three will complete the following:

  • apply and pay for all permits
  • represent you at community design review meetings
  • produce a detailed construction schedule
  • construct your project using our skilled in-house staff
